My passion is teaching people how to have real estate build wealth for them.  And yes, I practice what I preach.

My focus area is the coastal area of Pinellas County, Florida, including most of the Tampa Bay Suncoast, primarily the beaches, near beach areas, and waterfront properties.

I’m a United States Air Force Veteran (8 years, separated as an E-5), and I absolutely love to work with other Veterans and Active Duty service members.

Realtor® and LCAM

I’m an experienced LCAM (that’s Licensed Community Association Manager),  with years of experience managing Condominiums and Homeowners Associations.

My portfolio averaged 12 properties, from a couple dozen unit townhomes; to several HOAs with over 400 homes (one over 800); to a luxury condominium in downtown Tampa; to a quaint condo village in Hudson.

My service area ranged from townhomes in Venice, north to a condo on Clearwater Beach, and one in Hudson, east through several areas in Tampa, Brandon, Riverview, and Valrico, out to Davenport, and even to a 400+ house homeowner association in Kissimmee!

Most of these properties needed to be inspected once every two weeks, and had monthly Board meetings.

Needless to say, I spent a lot of time on the road, and in Board meetings. firstparttimejob

As part of the normal duties, I:

  • prepared the operating and reserve budgets for each property, from which the assessments were determined;
  • attended the Board of Directors meetings;
  • performed exterior property and common area inspections;
  • participated directly with vendors for proposals, scope of work, ongoing project management, completion, approvals, and payments;
  • and ongoing daily management.

I have participated in a turnover from a developer to the new Board of Directors consisting of the homeowners; annual meetings / elections; a recall of a board, and numerous other “once in a career” scenarios.

On the corporate side at the local office, I was the go-to guy for technology questions, general legal questions (disclaimer: within the scope of my license, not “unlicensed practice of law”), new client acquisition, and existing at-risk client retention.
