CAN YOU SELL A HOUSE WITHOUT A REALTOR®?

Do you know what you’re looking at here? Mechanic adjusting assembled disc brakes.

Sure!

You can sell your house without a Realtor®.

You can fix your car without a mechanic too.

It’s completely possible.

There are plenty of us “shade tree mechanics” in the world.

And yes, I have done my own brake jobs with excellent results.

But if you’re not 100% on how to do a brake job,

the consequences of

not doing it right

get expensive and dangerous – quickly.

These days, I don’t like crawling around under the car.

While I enjoy the work, I don’t enjoy trying to get back on my feet afterwards!

Now, I generally hire someone to do it.

They can do it just as fast and accurately as I can – maybe even better.

And I can do other stuff – like going fishing, or working on my next video.


FSBO – YOU CAN SELL YOUR HOUSE YOURSELF

Why all of this car talk?

It’s a great analogy.

If you have zero training, and have never sold a home before, then you should definitely hire an expert.

Or, if your time and energy is better spent on other pursuits, then yes, hire a great Realtor®.

But there is an opportunity to sell it yourself if you’re up to it.

If you have sold a home before and

you’re feeling pretty confident that

you know all of the steps in the process,

then sure, give it a go!

We call these “For Sale By Owner”, FSBO for short. (Pronounced “Fizz-Bō”)

Google is your friend. Make sure you include your State when asking questions, i.e. “Florida Real Estate Sales Contract”.


WHAT IF SOMETHING GOES WRONG?

Have a fallback plan, though.

If things start to go sideways, and you find it’s actually beyond your capability level, you’ll need a professional to fix it.

Make sure that person is already in your phone contacts.

Be honest and upfront with them.

“I’m going to try to sell my house myself. If something goes wrong, can I call you to take over?”

Most Realtors® will be happy to help you.

And yes, you can expect them to call you regularly to check in.

“Hi Sally, did you have any luck this past week? Cool. Okay, I’ll check in with you again next week.”


BE COOL OR BE GONE

Fair warning though – don’t expect them to coach you through the whole process.

Like, I gave you the Google search term.

Past that, you’re on your own.

That is what you want, right?

While we try to be helpful, there is a limit.

Selling Real Estate professionally is literally what we get paid for.

Abusing the privilege will leave you out in the cold.


HOW BAD COULD IT BE, REALLY?

Selling your home on your own can be a great, fun, and yes, profitable experience.

Or, it can be a nightmare.

No, I’m not trying to hype or scare you.

Ask any agent about the worst transaction they have ever had and it will send you screaming from the room.

In reality, there is a good chance that selling your house yourself won’t be smooth sailing.

Just like mechanics, there are great agents, and not-so-great real estate agents.

But even a “just decent” one can save you a lot of hassle and drama – well worth whatever you’re paying them.
