This an important consideration for the home inspection process.

What is it?

Radon is a radioactive gas that comes from the natural breakdown of uranium in the soil.

It’s invisible, odorless, and tasteless.

You won’t know it’s there unless you test for it.

Why does it matter in Florida?

While many think radon is only a “basement state” problem, Florida’s unique soil (rich in phosphate) means about 1 in 5 Florida homes has elevated levels.

When we seal our homes to crank the AC, that gas can get trapped inside.

Long-term exposure is the leading cause of lung cancer for non-smokers.


3 Steps for Every Florida Buyer

  1. Test, Don’t Guess: Ask for a radon test during your inspection period. It usually takes 48 hours using a small device left in the home.
  2. Know the Magic Number: The EPA says if the level is 4.0 or higher, you need to take action.
  3. It’s Fixable: If the levels are high, don’t panic!
    A mitigation system (basically a pipe and a fan) can be installed for about $1,500–$3,000 to vent the gas safely outside.
    You can often negotiate with the seller to cover this cost.

Pinellas County is generally considered a “Moderate” risk area by the Florida Department of Health, but nearby areas like Polk and Hillsborough can have higher pockets.

It’s definitely a “better safe than sorry” situation for any local home purchase.
