Fair Housing Statement and Explanations:

I am committed to both the Federal and Florida State Fair Housing Laws, and include additional protections not mandated by law.

It is against the law to do any of the following based on race, color, national origin, sex, handicap, familial status, or religion:

  • Refuse to rent or sell housing
  • Falsely deny that housing is available for inspection, rental or sale
  • Refuse to make a mortgage loan
  • Impose different conditions or terms on a loan
  • Threaten, coerce or intimidate any individual exercising a fair housing right
  • Refuse reasonable changes to your dwelling to accommodate a disability

Also Note: Unless a housing community is complying with the requirements of a 55+ housing community, they cannot deny a family with children under the age of 18 from residing there.

I also recognize and protect your ancestry, cultural identity, gender identity, sexual orientation, handicap or disability, or military status.

I absolutely can not and will not tolerate racism. It’s grounds for immediate termination of our relationship, and legally I must report it to my Broker for further legal review and action.

Note that all of these can include what is termed “Positive Discrimination” or “Positive Steering”.
For example, if you are Greek, and want to go to a Greek Church, and have your kids in Greek School, and have a lot of Greek restaurants nearby, that’s great!

But I can’t guide you to any community that meets those criteria. You have to come to me and say, “We want to live in (this area)…”

I also can’t comment on Crime Statistics, Schools, etc. I know some of the big real estate platforms include that information, but it’s a violation if I do it.

Fortunately, Google exists.

In short, my job, my profession, is to find you the right home and/or a qualified buyer, and make that transaction happen to the best of my ability.

That is all that I am concerned with. Full Stop.


Factors for Disqualification:

I use the Forewarn service for client screening. I also reserve the right to investigate any of your social media, including reviews or review sites.

While I do NOT share that information publicly, I do retain the results digitally for my protection. These may be shared with my Broker or Attorney if necessary.

  1. Any history of fraudulent activities, including but not limited to:
    • Financial Frauds, such as passing bad checks, or Credit / Debit Card Fraud
    • Payment/ACH/Chargeback/Wire Fraud Schemes
    • Financial Statement Fraud
    • Title Fraud
    • Identity Theft or other Identity Crimes
    • Asset Misappropriation (Corporate Theft)
    • Investment or Charity Fraud Schemes
    • Cybercrimes such as Ransomware
  2. Legal Abuse, including but not limited to:
    • Frivolous Lawsuits, whether actual or threatened.
    • Abuse, threats, or other harmful activities directed towards previous vendors, including real estate agents.
    • Any history of making unreasonable demands or complaints, escalating minor issues into major conflicts.
    • A history of aggressive or confrontational behavior.

Otherwise, all I ask is that you “come correct” to me. If you have a limiting factor, say so!

I need to know about it, especially if it’s going to impact how we work together. That’s it.
