There are several strategies that work great for this, depending on your timeline (and heat tolerance).
Small Investment Properties
Ease into the transition, and have it paid for!
Buy a vacation home to stay for 1 or 2 months out of the year, then rent it out for the other 10 months.
This is the most common method, also called being a snowbird. Usually the stay here gets progressively longer each time until there’s just no reason to keep a place up North.
This can be a several year plan, and there are some great tools in the toolbox to help you, both when you buy, when you move, and when you sell.
If you want to finance it, I have some great Lenders that specialize in such things. As a “second home”, you can qualify for a 10% down loan – a huge savings immediately.

Full Speed: Remote Buying Services
Here’s the quick plan to turn your dream into reality, even if you do need to go back North for a bit.
I can help you shop remotely, using video and drone work (yes, legally). The drone is an absolute game changer for showing what a neighborhood looks like, proximity to attractions, etc.
I’ll only target those areas that meet your criteria.
- We go view a handful of homes together, and I’ll take video too.
- I’ll put the video together, so you have a basis of comparison.
- Go North. We will work on your financing and shopping remotely.
- We can put in offers remotely too.
- Fly (or drive) down and view the property in-person before the end of the inspection period. (While not legally necessary, I strongly recommend against buying it sight-unseen)
- You can close remotely with a mobile notary / closing agent service.
- Enjoy your new Florida home!
- Tell all your friends up North what their missing. Tag them in your beach photos – especially in winter. Really rub it in.
